Door in the basement kicked in; holes in the drywall; blinds broken; etc.She owes me $2000 deductible from a fire her kids caused last December ("You have my word I'll pay you") and she walked out on her last months rent -- so we'll be filing in small claims court.I already have my team scheduled to get in there to pull the carpet, lay LVL, repair & paint.My question -- since I'll be taking some legal action against her -- is should I file a police report for the damage that was done on the way out before I do any repairs?

A faucet is or toilet is used 10X as much, more spills on carpet and more damage to walls, etc.

ESA has to be verified with a letter from Dr Dan Dwyer MD in Boise stating that a Mastiff is needed for the disability. 2. you require liability dog coverage of two million dollars for any bite/knocking over Granny incident for the other dog 3. large pet deposit - go higher than @Nathan G. and ask for $2000 deposit (say is for the non ESA dog) as two large dogs will make the carpet smell and any other flooring scratched plus $100 a month for the non ESA dog.

They tend to gloss over necessary repairs, focus on paint and carpet, underestimate costs on any repairs they do take on and do a poor job of managing subs and making sure things like liens are released and tax docs are in order.

Replaced the back porch/deck, painted inside and outside, put new carpet in it, added raised planter boxes and added plants around the front of the house.
