What can be done or am I SOL?

About a month ago, a friend of the family passed suddenly at 50. Her father owned the townhome she lived in and she paid the rent. Her father is now looking to unload the property. It’s in a great area and probably needs some cosmetic work (carpet & paint). Given that I’ve known the family for 40yrs, I think that I would have an advantage over the other people looking at the property. Problem is I don’t have cash to secure the property that others might have. By the way, I believe that I have someone interested in renting. Also, the property will not be listed publicly. Any thoughts or suggestions?
