While looking at other peoples analyzers is helpful in understanding what kind calculations you want to do and which inputs you can (and should) gather, nothing is going to help you understand the numbers like forcing yourself to figure out how to calculate them.As this is a numbers game, this is an advantage you will want to have.Understanding all the metrics will help you smell out the BS when some is trying to show you dodgy numbers.I have a very basic excel so far and even that has gotten me to the point that I can tell real estate agents to go do their homework.

That has value that becomes monetary once the acquisition through these alternative financing means has taken place through the cash flow.I do agree with Bill that you may have an uphill battle convincing a 60 year old to go for a 30 year note, but not impossible.

This tenant needs to understand they must take care of your investment, and that you will fix reasonable repair requests, but not those that were avoidable or caused by their carelessness.I understand what others are saying about picking your battles and being nice if she's a good tenant, but in my experience, that approach backfires when you set precedents that are hard to un-do.

You can have damages for them failing to perform.While you can have filing options to cloud title, any can be removed ultimately and if they decide not to sell, such a filing is useless as they are still in possession.You can get nasty, fight, threaten suit (and if you do you better follow through) to motivate a seller, but you can't force their hand to sign any deed.Usually, if they really can't be motivated to sell, take the damages and walk away, it could be more than you'd make on a deal, especially after legal battles. :)
