I understand there are cons to partnerships, but there are also pros, and given your question, it sounds like you may be fairly new-ish to real estate finance, and the various ways that people get deals done.Partners can come in two forms: active and passive.

I do agree with Dan that appraisals are more unpredictable, but would expect this to improve with increased activity & national recognition of ADUs in the lending world.3) Not sure what is meant by stability.

Roof and attic insulation are key factors in controlling the heat load.Commercial HVAC sizing is based on that plus the addition of heat from air supplied from the outside to replace "stale" air indoors - local ordinances often require specified amounts of air replacement - in an occupied space and also from the number and activity of individuals expected to occupy that space.

.- lower turnover- easier on the units when they do move- quiet and less disturbance than traditional, younger- for fixed income, consider partnering with the local housing authority for SEct 8 vouchers, then raise rents accordingly - guaranteed money & the Sr. only pays a portion (if they qualify)Traditional renters- Higher turnover- Higher turn costs- More volatile - higher bad debt- More drug related activities- Adding in children that are hard on units- Higher eviction rates and legal costsConsider all angles before making a decision with the changes.
