I understand there are cons to partnerships, but there are also pros, and given your question, it sounds like you may be fairly new-ish to real estate finance, and the various ways that people get deals done.Partners can come in two forms: active and passive.  

I do agree with Dan that appraisals are more unpredictable, but would expect this to improve with increased activity & national recognition of ADUs in the lending world.3) Not sure what is meant by stability.

I personally only lend to three people - they are the three people I generally asked advice of when I was an active investor and I completely trust them. 

Their posts were welcome and a cut and paste and when one checked their activity that was 90% of their participation.
