Or the owner may be "milking the property"...taking as much rent as possible without doing repairs.Then we find the owners with city records and send them one of our cold call letters.

Here’s the month one progress: So far upstairs hardwood has been refinished, master closet has been gutted, plumbing has all been replaced, loft space is closed in, upstairs windows have been replaced, popcorn ceilings have been scraped, drywall upstairs has all been taped, finished skim coating the walls upstairs, and yard has been cleaned up.

(he was asking 90k).immediately I thought"hum....none the wiser if I get the seller the agreed upon amount and keep the house on the other street for myself"well...my mentor wasnt on the same track as I and wanted to sell all for a quick 9k profit to be split three ways, him self, the one who marketed for the deal and me...so against my better judgement, after I had advertised the deal everywhere you could think of..I posted it in the I wanna...weeks went buy...i was stressing...so when I got the phone call from an interested buyer I opened my big mouth and threw in the other house when the buyer was ready to get the deal with just the 6...but...dont cry over split milk...although I was new at this..I wasnt new new like my partner likes to describe me.
