I have read the first one - re-reading portions of it now. 

There may be some limitations of the exclusion amount because of the conversion to a rental, I'd have to re-read the regulations.

I have started to reread Brandon Turners “The Book on Rental Property Investing” and believe direct mail marketing is the best (although labor intensive) way to find deals in my market.

I appreciate your thorough explanation and I read, and reread it multiple times, as well as the link to your post explaining your niche in even greater detail.
