Stealing from Gary Keller here, treat your partnership agreement like a dis-agreement and outline all of the ways it can go wrong and what happens, because it likely will. 

David Schumacher's book "Buy and Hold Forever: How to Build Wealth for the 21st Century" is my second most favorite book ( My  No 1 favorite is  : The Millionaire Real Estate Investor  by Gary Keller).  

I'd also recommend Gary Keller's The Millionaire Real Estate Investor because of the practical tips offered in the book.

There was another one that met at Keller Williams by Ala Moana but not sure if they are still meeting due to COVID or not.
