One of those baseline requirements is as follows (I feel like this has come up a lot in the last week, both here and in my IRL practice):So it's unlikely going to be one of those A+ paper jumbo lenders that compete on rate, until/unless you get that property fully rezoned/permitted/etc as a triplex OR remove that third unit (eg, turn it into a work shop, rumpus room, garage, shed, etc... things that you can't bake a cake in or permanently live in).

I really like the master mind groups they have on a weekly basis and being involved with a group of like minded motivated, varied leveled of experience investors to colloborate on deals with and potentially partner up with and of course the cost includes access to hours and hours of educational materials, workshops, webinars, mls listings etc.

If it's priced at comps and truly ready to sell, it will usually sell without sacrificing on price within average DOM, especially if you're heading into spring selling season and first few weeks' feedback has been solid (like, Loved it but prefers a workshop or a downstairs laundry).
