Be prepared for an unreasonable price, FSBOs are usually overpriced.

Seller financing is more involved than conventional as you are underwriting to the probability of meeting future hurdles, not those so much as being met today.

Show them a copy of the HOA rules so they understand it was your honest mistake and you pulled a bonehead move by putting in the machines.You should lower the rent, and $100 a month doesn't sound unreasonable.

It's a painful mental hurdle but if you can get out of negative cash flow to get into positive cash flow then you need to get over it.

@Rick Baker I'm no expert as I am currently going through my first home renovation loan, but I've chatted with a few colleagues and the process, hurdles and outcome all seem to be about the same.

I've owned rentals in Florida so I'm reasonably aware of differences in Florida and Tennessee law regarding real estate.If there are any specific hurdles I need to consider that are relative to purchasing notes in Florida please chime in.

However, doing all the scouting and finding people to loan this money thru with all the legal hurdles, due diligence and so forth I am trying to figure out if there is a brokerage that could be my middle man to handle these important details.
