Note purchase pitfalls

OK lay it on me everyone.

I'm looking at purchasing a few baby notes in Florida - non-performing firsts.

I've purchased many in the Nashville area and all over the state of Tennessee. I've owned rentals in Florida so I'm reasonably aware of differences in Florida and Tennessee law regarding real estate.

If there are any specific hurdles I need to consider that are relative to purchasing notes in Florida please chime in. I have a few days to perform due diligence and I'm trying to cover my bases.
