As you can read in the above linked post, my basis in each lot after development (including demo, survey and subdivision cost, utility connections, grading, tree removal, etc) was right around 208k per lot.

If that's not your cup of tea, There's still Manor, Buda, Round Rock, or even San Marcos and many other tertiary markets before you have to go all the way to San Antonio.I've never rented to military people, but I have been a military renter, so I'll give you this word of caution: are you familiar with what renting to a college student is like?

Not sure I would write these explicitly in the lease but .......no hanging engines from trees, no fireworks, no grow rooms,  no taping things to the ceiling fans, No cigarette butts....

In my logging days.. we bought some pretty expensive Timber tracts and Tree Farms.. 2 mil plus.WE would write those folks. but we would have our attorney write the letter.... and introduce us as the buyer.. this letter got opened and read 100% of the time.. who does not open and read a letter sent from an attorney..

I live in AZ so a house with a pool is a dime a dozen the same way having a house with mature trees and grassy lawns are a dime a dozen in the Midwest.
