I'm focusing on section 8 I hoping I can mixed the two. but my foreplex are 2 x1 

I now have a low income 4plex that I would like to rent to section 8.

I would also agree that you probably don't want a 5.0 in the "Value" section on Airbnb, because if the guests think they are getting a deal then you are probably leaving money on the table. 

Unless you're renting to people who cram dozens of people into every corner and share beds, etc....I would go high class and do (2) 10 x 12's, that's only 240 SF and leaves you 300 SF for living/kitchen....do a Jack n jill bathroom between the bedrooms...

Some sites have a For Sale By Owner section but most don't go there, so it would arguably take even longer to sell. 

I know of some folks in the area who have great success with section 8 renters.

So I had to pay the fence contractor to come back out and redo that section. 

If you don't want to get your lenders in trouble, pick up a copy of Lend to Live in the BP bookstore for both of you to educate yourself on how to do it the proper way so that it's a true business transaction and not cutting corners just because you know each other personally.
