@Antonio Coleman I'd love to round up all the BP folks in the area and fill each other in on experiences, goals, etc.

This is a year lease, and this property is in Cook County, not Texas, so if I did evict it would cost an arm and a leg, take 4-5 months, would have to be done via at attorney since this is an LLC, and the courthouse could be as far as downtown Chicago which is a 3 hr drive round trip in traffic from my house, which puts me at January/February and I’ve heard no sheriff puts someone on the street then anyway.

Also, I wanted to tell you that we have an Orange County Meetup group of BP members that meets at the Round Table Pizza every month.

Eric- I've used LOTS of round up, and could continue to do so.

We have just reached mutual agreement via a couple rounds of LOI's being sent around and are now having our attorney draft a APA and Operating Agreement while we start due diligence.

Ideally you'll end up with 3 qualified tenants after your first round of showings and be able to fill all three units!

Or you could venture out a bit into Round Rock, Kyle, or San Marcos to improve your cash flows.

It is good for a well rounded diet to get a healthy dose at least twice a week in my opinion:) I'll check out the book, but in the mean time, do you have anything else helpful to add?
