It's an ongoing project     - I don't have tv in any of the common areas, I was advised not to where it would minimize potential tenant altercations     - I have tenants on a rotating cleaning schedule where they only have to do their part every 4-5 weeks.

If you are starting out on your own you will need to become very well acquainted with Fair Housing Laws, Discrimination Laws, Michigan property code, Fair Credit Reporting act, Tenants rights, IRS laws pertaining to taking in 3rd party rent.And you will need to make sure that you create systems for the various roles and departments - Accounting, Operations , Marketing, Sales, eventually HR /ITOpening a PM business without creating the property structure and being able to know all the above if it is just you and you do not have the ability to leverage with outsourcing will cause a large strain on you.
