I simply like to paint a devils advocate view of these types of properties because out of state investors tend to see the #'s on a Pro Froma for this type of property and get all excited without knowing the challenges and importance of a top notch team to help them succeed.

This, in my opinion does two things, 1, sets the standard and expectation that you are an amazing land lord, that has top notch service and has an elite property, and 2, it simultaneously sends the message that you demand the same from your tenants.Now obviously there's a risk you won't get the higher rent, but as long as your numbers work out at the lower market rents, theres no harm in trying to push them in my opinion.

Let them do the research, see what they are doing, then do the same thing but step it up a few notches.

You did mention that you were less concerned with ethics however, and more concerned with what is strictly legal so some of this stuff may work out for you although I would still suggest toning it down one notch.
