Advice on bathroom renovation in B house in an A- neighborhood

We have decided to keep our current single-family house as a rental property. We are wanting to update the master bathroom. It is small (6x8 ft) with a current handicap shower and single sink outdated vanity. Which updates/finishes are most cost-effective? Thank you in advance for any advice.

    A good vanity/sink is cheap and looks great when it's fresh. I also love tile (both floor and around the shower or tub). Replacing old tub/shower fixtures does a lot and if one tiles of course that's the moment to replace them. Finally, a nice colorful paint for the bathroom is great. 

    As far as cost-effectiveness goes from cheapest to most expensive, I would start with paint, then vanity, then new fixtures, then tile work( which is most expensive).

    One can also look at updating things like the mirror, towel holders, etc. if any of those items aren't looking so good. Though if the towel holders are wood I've found that restaining them makes them look really nice.
