There shouldn't be that many using the service if you pre-screen well -- I rent to the first tenant that fits my criteria, so I don't have a ton of fall-through.I do also think that checking their social media profiles and check their references as part of the application process is a good idea, as well.

You might be able to drive some small amount of organic traffic using social media but it's very little and not worth it.

They will either quote you a floating rate (LIBOR/Treasury + spread) or provide a range for fixed rate loans for you criteria/sub-market.
