I delivered 30 day notice to quit mid March since it was not in writing.2nd floor had not paid rent since December 2020.I contact both tenants once I was on record as owner to let them know I would be coming by to collect rent.1st floor paid (there had been no previous issues with rent being paid)2nd floor ignored my request.

Let the tenant know that if the property goes under contract before their move-out date, you'll offer them an incentive (maybe $250), to be paid out only after they've vacated the premises, delivered the keys, and submitted the Move-Out Inspection Form.

@Joe SplitrockIn Texas, the 30 day clock does not begin until the lease it terminated, property has been vacated AND the landlord has been delivered a forwarding address.

And conversely, if I go out and start networking with cash buyers as “someone who can wholesale them great deals” before hand to get a base of buyers... how do I avoid becoming known as the guy who can’t deliver when it comes time to deliver a deal?

If you delivered a clean / clear unit and the tenant has had a hand in creating a pest issue by living sloppily, leaving food out, etc. they should remediate the problem or you can leave a few traps, poison, close holes, etc. as a courtesy.If the problem is very severe, hire a professional and bill back to your tenant if they are unwilling to cooperate.
