Large windows will need to be added on each unit as well.We are looking to connect with someone who has experience here with large conversions.

One thing to look for is whether the units are separately metered for electric - if they are then the conversion was probably done above board.As far as location thats going to depend on your budget.

What you generally care about, however, is the actual & current revenue.Once you start to focus in on a property that looks like it might be a good fit, the next conversation is with a commercial mortgage broker (I would be one example, among many) to go over what the financing of that property might look like.

Every time I have more than like 10 offers out I start to lose track of the conversations and details. 

At each property, whether a vacant lot or an industrial warehouse, he told the borrower that he should convert the property to medical offices, and that my fund would be willing to finance the conversion.  

(I will let you draw your own conclusions about my parents' finances given that they gave me a $150k down payment without much of a conversation about it.)At the end of the day, I lost money on the property from owning and operating it, and my parents made a modest profit from the sale.
