mixed use residential conversion of retail space to str units plus real estate office, two restaurants space tenants

What made you interested in investing in this type of deal?

the property was tired, needed revitalizing and had huge upside equity & income potential

How did you find this deal and how did you negotiate it?

it was listed limitedly through a few commercial sites…was actually a walk-by opportunity

How did you finance this deal?

1031 exchange from a land development deal

How did you add value to the deal?

currently converting unused retail space into residential condo str units

What was the outcome?

it’s evolving as we speak

learning curve is in commercial lease negotiations and challenges of “island time” contractors and professional services
