Tenant maintenance includes changing the HVAC system filters, batteries, trash cans, electric light bulbs, fuses, resetting circuit breakers, cleaning of appliances, as well as window air conditioning units, humidifiers, and de-humidifiers, or any other services not specifically listed as supplied in this Lease Agreement at Tenant’s expense.

Other than lending limitations, I can't think of any cons - always better to have clean, segregated bookkeeping and general separation between what is "business" vs. what is personal.

They paid all prorated rent, deposit and cleaning fee in cash up front. 

Check out of the property and have your cleaning team do their job.

Overall our home is very clean, and that is mostly due to the fact that we pay a professional cleaner to come through and do all of the common spaces every 2 weeks.

The owner of the landscaping company always gave us a hard time about cleaning up after ourselves and made it clear to avoid creating any tripping hazzards because his insurance premiums would skyrocket if anyone got hurt.

I'm willing to travel to Miami once or twice a year and manage the properties from Spain, hiring a good property manager to address issues, find new tenants, manage payments, and clean the property for new tenants.

Assume you will need to at least clean the ducts too.

Normally this would be an automatic no, but these particular tenants are by far the best we've ever had and unbelievably clean.

It all depends on where you get your used appliances, as there are too many stores out there that just pick anything off the street, give it a clean, and then put it out in the showroom as long as it runs.
