Tenant maintenance includes changing the HVAC system filters, batteries, trash cans, electric light bulbs, fuses, resetting circuit breakers, cleaning of appliances, as well as window air conditioning units, humidifiers, and de-humidifiers, or any other services not specifically listed as supplied in this Lease Agreement at Tenant’s expense.

Other than lending limitations, I can't think of any cons - always better to have clean, segregated bookkeeping and general separation between what is "business" vs. what is personal.

It all depends on where you get your used appliances, as there are too many stores out there that just pick anything off the street, give it a clean, and then put it out in the showroom as long as it runs.
