I live in a suburb, about 30 miles NE from the city of Atlanta in Lilburn, Ga.

Do you look for an acre with city water and electricity and build on that or do you put in your own?

First thing to do is check with the city or county to make sure the ADU would be permitted to be a STR.

Find them in meetup.org, or google in general city name REIA, or state name REIA. 

Do you actually work in the city?

If you have to go through the utilities companies for city hook ups or gas or electric?
