A little late to the game but ready to jump in

Hi! I live in a suburb, about 30 miles NE from the city of Atlanta in Lilburn, Ga. I am a licensed real estate agent, but the only transactions I have done have been my own. My spouse and I have bought and sold over 20 properties in the Atlanta area over the past 35 years. Ususally we buy, live in them, fix up and move on (never really thinking about being an investor, we just liked doing it). On every single transaction, other than in 2011 when everything went belly up, we made money and we moved up. 

Fast forward to 2024, and we have a renewed interest on buying some multifamilies to hold, dabbing on mobile homes, and even buying some single family properties to flip.

I am looking forward to learning from this wonderful group of investors, and follow some of you on your path. Also looking for ways to finance these ideas that I have in my head that do not let me sleep at night!

It's not too late .. just another chapter in the never ending story of real estate.  Next chapter is untitled, but I think it looks pretty good from here. 

Be cautious about jumping into someone's bad multifamily deal.  There should be some good opportunities.  Network and you'll find people who want to invest in multifamily in greater Atlanta -- they just don't have time to find them or the capability to operate them.  They are happy to provide capital to the go getters.
