Painting, carpet, and light fixtures are small cost items compared to termites, roof, plumbing, wood rot, electrical, HVAC, and foundation issues.

I let them know that carpets need to be cleaned after their belongings are gone, so ask them what day/time carpet cleaning is scheduled.

I had some cosmetic repair (cost round $5,000 - replaced carpet and painting) The house is good shape but I haven't find Tennant yet.
