@Glenna Wood What was odd about this new construction site is that they have created rooms on the first floor with their own entrance, kitchenette, and laundry room for the purpose of airbnbing, but after talking to the sales rep some more he said that you can only airbnb while living in the unit.

@Jonathan Ng hey Jonathan, you could look into finding a private lender or hard money lender but odds are the terms will be worse than a conventional loan, so you’re probably better off focusing on acquiring these initial properties with conventional (or possibly FHA) financing and worry about more creative financing once you’ve hit the limit on conventional financing.

@Milena Blanch, that sounds odd to me as the HELOCs I have seen are 75-80% LTV just like a normal loan would be.

With the right HML obviously I could look for slightly more expensive fixers and have a larger rehab budget but I still want my first project to be super simple, not a gut job or anything that needs more than 21 days to complete.Is there anyone here who started out this way and "against the odds" successfully completed a project through to selling and making a profit?
