In my opinion, shaking hands and meeting people is much more effective.However, having a site to tell about what you do and to build credibility is a great idea (you can think of it as a digital reference or resume).

The tenant application and rental agreement are more difficult to use and personalize (no place for listing my LLC as Landlord for example) than I anticipated and multiple tenants had trouble completing/digitally signing the application and lease agreement.  

Show the lender you can make your payments on time for a year or two, then refinance out into a better rate/term.Take the opporunity to learn a simple truth now that you will need to know later on in your investment deals....that little three digit number the lender shows you for interest rate is not the end all, be all.

Maybe offer to get rid of the tree and then have somebody dig it up and move it a couple feet onto your property?

If they are done right then it's just a mater of adding their stuff to your digital file.

Of course it was a super cold day in the Northeast(low single digits and windy,) and a no-knock warrant was executed- they broke down the door, and dragged out two out of the three tenants(the upstairs neighbor had been roped into the dealing operation.)
