One of my favorites is that I get to write off 14% of any remodeling I do to my home (the percentage of my home that my home office takes up)....and of course, I can write off 100% of anything I do to my home office itself (new double pane insulated windows and automatic blinds, for example). 

Anyway, you can do double pane tinted windows, 2x6 walls, double and spray insulation, good appliances, good hvac.

Besides constantly requesting things that typically fall under the tenant's normal maintenance responsibilities, one of the tenants had a situation where their ex came and threw a rock at the front window and broke the pane.

If it's a lower income area, it may be a strain for the tenants to buy blinds.

My question for this panel is this a widely accepted practice among investors, or a lower percentage of people who see this as a wise thing to do.

Perhaps the extra floor of people will put a strain and require the builder to upgrade the utility grid for the area.I don't know if any of these are actually true - you'll have to look at the specifics.
