I spend about 20-30 min a week for each home, the rest is completely automated to give you a bench mark. 

I attended one last week and I am looking forward to going to more in my city. 

Inspection rep facetimed me saying hey this is a mess, inspection should NOT have been today, there's leaks everywhere, nothing is ready, etc.  .....I had to pay for the 2nd Inspection2) New build wasn't supposed to have tenants, on the day of 2nd inspection 2 weeks ago, again I get a call from the Inspection rep that there were people living on both sides.

Looks like a six digit rehab, which will price it out of any reasonable return beyond appreciation. 

Folks started investing, visiting, and learning the market and discovering there was something interesting happening.About six months ago my investor conversations started really changing.

My STRs are a few counties south of Asheville and lost power for a week.

His unit got more attention and inquiries, but funny enough, the renter he ended up signing had found his original free listing weeks earlier and only called back because the timing was right.

Never been vacant more that a week in 20 plus years.

It took up most of my spare time for six months.
