Investment Info:

Single-family residence other investment.

Purchase price: $100,000
Cash invested: $100,000
Sale price: $646,000

Built this from the ground up. Lived in while finishing. Have rehabbed and upgraded several times during its twenty yr rental history. Value and rents have increased exponentially with values in the area. Might be time to trade or sell this off for more cash flow even though it still appreciating rapidly. It's all about taxes now.

What made you interested in investing in this type of deal?

After many fix and flips it was time to buy dirt and build something to my spec from the ground up. Lots of work and learned a ton. Must have done something right because ended building 3 more😜

It was a recently developed lot.

How did you add value to the deal?

It's all in the design. Still my best rental . Never been vacant more that a week in 20 plus years. It brings more than marketable rents by because people just love living here. Many multi - year tenants.

Been my by best rental.

Lessons learned? Challenges?

Prices escalated much faster than rents. It's caught up now. 20 years later. Unfortunately so has building costs 😕
