I have been reading and studying and preparing myself to get involved in real estate investing.So often, it's suggested to know people in your community, rub shoulders with so-and-so, take investor X out for coffee, go to an REI meetup, etc.

Read 10 books on multi family and you will be heads and shoulders above your peers that just have an MBA.

30k is at the very least gap money. network, network, network, until you find someone who is doing deals frequently, is short on capital, and will let you look over their shoulder.

I don't mean come and look over his shoulder but do come by just to touch base. 5-10 minutes is sufficient.

Having so many escrows open and so many EMD's out would not make any sense to any buyer or any escrow company.The list agent must also understand, that in most cases, it is they who are responsible for the short pay negotiation (regardless if they do it themselves or hire a third party) and so the success or failure of that short sale mostly rides on ethir shoulders, not the buyers.In summary, as an investor buyer, I see nothing wrong with making offers on as many short sale deals as you want.

I was wondering at what point someone magically becomes rich and should shoulder the burden of carrying others via this tax system.Let's try to keep politics and ranting and raving out of the discussion as much as possible and simply focus on when this threshold is crossed.

The problem we were facing was the fact that even after reading the contract, if they are actually a good PM company, I don't really have any issues with them taking a bunch of liabilities off of their shoulders, other PM companies usually have similar clause in their contract, not to mention they are highly promoted and recommended by a well known REI network, who claims to have vetted all their providers. 

I was just honestly shocked at the cold shoulder small deals get.  

Even with all of the research we do there still is the angel and devil on each shoulder (animal house reference - showing my age) telling us everything is okay when its not and the other side, you did the research just relax.
