Please share your favorite sites to find tenants/roommates, and why. 

Non-married people are just roommates (or friends) in the eyes of the law.

We finally had a group of applicants apply. 3 roommates, young people in their 20s that all worked together at the local Walmart.

I'm also concerned at the moment with covid and the ability to find roommates and also be comfortable living with people I don't know. 

You could buy a single family home and rent they rooms (roommates) to people you are stationed with. 

I'm not totally opposed to roommates but that option is definitely more appealing with my current situation.Also, in your opinion, what are the most promising suburbs/areas just outside of the main Denver metro area with growth potential and slightly less insane pricing? 

Even when doing house hacking it doesn't hurt being formal and having your tenants/roommates sign something.

Not impressive, but I had 2 BR, a private bathroom (roommate used the common bathroom), the yard, and the garage so it seemed fair but in reality I likely was not charging enough to cover maintenance/cap ex, etc.  

I have a tenant in and am self managing it but trying to get roommates in to maximize cash flow.  

I used my VA loan and lived in a house with roommates to cover bills, the mortgage, and I even got some cashflow while living there.
