Personally, I gained a lot of my own work ethic by watching a friend of mine in college--a Japanese exchange student--work 12-16 hour days 7 days a week to get a 4.0 GPA in biology (in a language that was foreign to him, no less!)

If they have been tenants for years, I would give them a 60 - 90 day timeframe to vacate, dependent on local law, and pro-rate their rent to the last day of occupancy (based on when they turn in the keys), and NOT require cleaning beyond removal of all personal property and rubbish, and broom cleaning (assuming you DO plan to significantly refresh the unit).

I totally get WHY you'd want to update and refresh a property, in order to rent or sell it for more, but I'm not sure how you know which are absolutely necessary, especially before you see it.
