My husband and I have been having this debate for days so it's refreshing to see we are not the only ones!

Personally, I gained a lot of my own work ethic by watching a friend of mine in college--a Japanese exchange student--work 12-16 hour days 7 days a week to get a 4.0 GPA in biology (in a language that was foreign to him, no less!)

To my surprise, I noticed that they had no accent, which was a refreshing change.I've decided to onboard a data manager and a cold caller from this new company, and we have everything set to start next Monday.

If they have been tenants for years, I would give them a 60 - 90 day timeframe to vacate, dependent on local law, and pro-rate their rent to the last day of occupancy (based on when they turn in the keys), and NOT require cleaning beyond removal of all personal property and rubbish, and broom cleaning (assuming you DO plan to significantly refresh the unit).

I have used Will Woods with Right Time Renovations for cosmetic refresh of properties and would recommend him as you look for resources there.

Also Texas being landlord friendly is a big and refreshing point to a CA investor.  

If so that can be collateralizedIf not why not get a loan from a Japanese bank?

I totally get WHY you'd want to update and refresh a property, in order to rent or sell it for more, but I'm not sure how you know which are absolutely necessary, especially before you see it.
