While you can buy 3 different 2BRs condos each in different building for 60K max..you diversify your risk not having all your $$$ tied into one building. you pay lower taxes and share the risk and cost of maintenance with other owners...rental pretty much the same ...900-950 for 2BR in OK condition ..does not matter if its a 3flat or bigger building (bigger building gives you actually more privacy if the thing was built as a condo ..not apartment turned into condos)..you tell me where I am wrong...

You don't want to get yourself into any trouble, with discrimination (it's not always obvious), handling sec deposits, respecting tenant's privacy, steps in evicting, etc.You should consider getting a $1mm umbrella liability policy as well, to give you additional lawsuit protection.

Im sorry, I used the wrong location, I meant to say south west Michigan by the lake, Im from Los Angeles and I love the weather by the beach, but I also am looking for privacy like a wooded area, that's my main reason I want to move to Michigan, because I know the weather there is nice and its full of wooded areas, my biggest issue is finding something available like that, I am going to be getting into real estate and I want to be close to Indiana because I will be buying multiple properties there, mostly in Indianapolis, I know the travel is inconvenient but I will be doing it full time.
