This is why people pay the almost $1,000 for title insurance is to prevent this very issue and why they are agreeing to pay.Don, are you recommending waiting for what they come up with then base the decision on that?

You could write for use and occupancy on the receipt and i believe this prevents you from having to start the process all over again but she does not have a track record where i feel that you can risk taking a chance with her, cut your losses and run.

At least that way, when someone does an Internet search for him, they'll come across this thread, and perhaps it will save some other newbie the same frustration...Sorry that happened to you Sunny, but I have to agree with J about mentioning his name here...might save someone else some trouble later and maybe even prevent him from doing it again in the future.
