This is often the case with garage conversions, they rarely make practical sense in my experience.

Hi @Ramesh Anthony,1) In practice, it is not presently economical to be a small-sized independent mortgage brokerage.

I thought it would be best to ask others to see if they were in the same situation and got to reduce the tax burden on their W2 income and grow the investments simultaneously.

The lack of experience is frustrating but every endeavor I have attempted I have excelled at with enough time and practice and I am not planning to fail in this venture either. 

We will get an agent, but I want to see what type of properties people are referring to so I can be more educated.On realtor.com, I am looking at a very large area, Stockbridge, Lawrenceville to Canton etc. just to get some practice seeing what's out there.
