This past week I've invested some hours after my 9 to 5 (between putting the babies to bed and my own bedtime) into a tool that would help me understand the impact of refinancing, depreciating or selling my LTRs.

The sheer volume of money and investment flowing in all the northern New England states over the past couple years is unheard of and created a highly competitive marketplace of rentals with investment that do not appear to be slowing down, even given the rental rate’s dropping double digits over the past couple years.

I have been working with a realtor in the past (when I bought my first property) who does not seem interested in this type of sale.

I feel this is adequate and hope there are not any hiccups past this.

Our current criteria are: no evictions, no bankruptcy, income 2.5x rent, max of 5 non-medical related collection items, and no collections related to unpaid rent or other past rental related obligations.

I have a vacant house (tenants just left in the past month) with a loan on it.

While it has it's rough parts, I've been following the market there the past (2) years and if you're a contrarian, like myself, I believe there's room for upside.

I have done this in the past for guys that got nailed in the states they were working in  Mississipi for one. 

You can use a temporary google number in the listing to get past that hurdle for phone calls and texts but you will still get mailers.
