I am just a little nervous with a buy and hold with concerns if I will get a tenant but then that's on me to do my homework up front.

Don't be concerned about your equity % in the beginning.

He is concerned about tenant’s home being delayed and having to potentially find a new tenant at inopportune time like Nov, Dec, Jan.  

Your concerns will likely be less with the tenants and more about learning things the previous landlord didn’t handle (deferred maintenance, whether the tenants pay on time consistently, etc)all the best!

Many are concerned about downpayments (as you mentioned), yet why not get your preapproval and ask the seller if he/she is comfortable with Seller Financing the Downpayment?

If you have any concerns that payment won't be 100% collected prior, then go with 100% at time of booking.

I would have a roommate living with me for $1000 and we would split utilities for our unit.My concern is that with 70k liquid cash, I would get emergencies in the property that I may not be able to cover right away.
