I just recently started using an app called 'Mint', and it's great for creating a budget and living within your means... and it'll really motivate you to start saving so that you're able to make that down payment on an investment property!

That comes back good, I would have them complete the in-house app and take a deposit, and still do my due diligence.

I'm sure other people will name other apps/programs that work perfectly fine, but I use truerent.com It's simple, allows record keeping, file uploads, and user access for property owners and tenants.
