In order for me to achieve a killer rate on a new/larger place (and quite frankly qualify at all), I need to have a lease in place on my condo to show that my income to expense ratio is at an acceptable level.I am having a hard time getting my head around the logistics of making this happen while limiting my exposure and not leaving my family homeless.

You might want ask around your area about the VA's Supportive Housing program.In a nutshell, it's intended to provide housing for homeless veterans either near where they receive treatment for injuries and psych. issues or near public transit which can help them get to their treatment facilities.

It's frightening to see how many homeless are piling up on the streets here in CA each day more; we dont expect to stick around after grad if this ambiance keeps up.So like, aren't we entitled to offer each of our 2 available bedrooms for single occupancy only?

To recap, they may be homeless while you try to find a private lender and, the terms most likely will not be as favorable.Why not make a lot of money on rent and only buy one rehab house?

I'm somewhat against both of these ideas because its and established neighborhood of $115-$135k houses and I'm not sure I'd be able to make much of a profit on these.My last idea would be to try and find some sort of grant to build long term housing to build 2 houses that meet the specific needs of either individuals with special needs or perhaps disabled or homeless vets?
