Mason welcome to biggerpockets I also went to UW-WSuggestion for the next 10 years , if possible purchase four plex , duplex , triplex, last resort sfr for house hacking ( no immediate cash flow )Rinse and repeat until your personal lives change ( family, relationship, etc )Each state you purchase property :Develop a decent team to handle your investment properties while you enjoy your fishing/etc

If the fees are defined as "additional rent" in the lease, the LL can deliver a 3 day notice to pay or vacate, but if they are not defined as "additional rent", deliver a 7 day notice to cure by paying the fees.

it looks like a hopless situation for me.I had all of my life savings put in Yucca Vally short term rentals In  early 2022. got 4 nice villas at 20% equity. then 2 things happened: rates went up and demand for vacation rentals in that location went WAY down.
