One thing I hear from buyers all the time is "I'm going to wait for the market to drop" or "I'm waiting for the correction" or "the recession/depression is coming" or "it's a sellers market, there's no way prices can stay so high"In my opinion we aren't due for a correction in this market given the large influx of people coming from out of state and the extremely high amount of interested buyers we have down here.

Lenders might see a boom of refinance as investors pull out equity instead of sell, but then again if we get high/hyper inflation interest rates that may make refinancing unattractive or impossible.Simply put: I think there's a strong possibility we see a return to the stagflation of the 1970s: tons of currency sloshing thru the system, high interest rates promulgated to combat inflation, lower production due to companies having to deal with those higher interest rates, and depressed incomes grinding everything to a halt until we stop this crazy money printing spree.

The loan process is much stronger today than during the Great Recession which if you look back through history was the largest housing crash since the Great Depression by far and the market still came back in less than a decade.

I think the recent virus was a good indicator......in spite of a national panic and worse than a recession (in some ways) the STR market flourished in most areas.......It's all about psychology...when people are repressed or depressed, they want to get away, have some fun...And even in a recession, most people can come up with a few bucks for a weekend away...

Home prices super high and way too many homes to rent there, so rental prices are depressed and low vs the cost to buy.I would suggest looking at the cities north of Frisco that might be a little more palatable on price....maybe Gunter/Sherman/Denison/Howe/Anna/Van Alystene/Caddo Mill/Denton/Gainesville/SangerWhat type of property do you want to buy?
