Trust me when I tell you that if you invest for appreciation with cashflow to cover you if your crystal ball wasn't accurate, the appreciation will eclipse the cashflow.

No one has a crystal ball but it is very clear that prices in much of California have risen pretty dramatically since the bottom.

Sometimes simply asking a question here or there doesn't make it clear for every person no matter how many forums you go to, post in, look up, etc...and no one should be made to feel that they are not doing all they can because it's not crystal clear to them after doing all of that and after "just doing it".  

Parts of Algonquin Huntley and Crystal Lake are pretty high priced and make poor rentals.
