Other than my countless hours on youtube and reading about RE, I have no prior experience. 

I have talked to them countless times on the phone, but have never met them. 

The other way it will go, and in my opinion it sounds like this will be the route they go, they will not accept the way you manage because they were so used to getting away with not paying rent and I'm sure countless of other things and you will have to give them 30 days notice or start the eviction process is they wont leave. 

The paper and ink and the countless home sales and price increases over the years is priceless to me!

@Efrain Diaz I had almost the same experience after putting countless bandit signs I had the city calling threatening to fine me a good buyers list and a couple of dead leads.

I spend countless hours on excel spreadsheets running ProFormas on every possible situation.

I’ve run countless NOI to Cap Rate calculations so that should be no sweat.

After doing some more research on large multi family investing, and reading countless comments about others wishing they would have tried starting apartment investing and/or syndication sooner, I came to conclusion this is where I'd like to start.Fast forward to today, I have spent time studying and learning as much about multifamily investing as possible.
