I found it interesting both times that whenever I would submit an offer, or comply with a request, they would send me another pile of paperwork and expect it back wiothin hours.

WOW, Let me count the possible and probably violations so far in this thread:Failure to comply with the SAFE Act (having 4 more deals will likely take you there)Preditory lending (30 month plan)Filing false liens (not the note holder)Facilitating or selling residential properties without a license ..RE or Dealer, representing an owner.Tax fraud, not counting principal receivedPracticing law without a license in making a contract to represent another party (you can when you have an interest in the property but you'd don't if you are acting as a broker)And LOL, providing a reciept for amounts paid out of a financed transaction:Money launderingIf considered RE, HUD violations for disclosuresTax fraud again, if the receipt is used by another for tax purposesI'm sure there's more.You guys better burn Lonnie's book!

An individual cannot file under chapter 7 or any other chapter, however, if during the preceding 180 days a prior bankruptcy petition was dismissed due to the debtor's willful failure to appear before the court or comply with orders of the court, or the debtor voluntarily dismissed the previous case after creditors sought relief from the bankruptcy court to recover property upon which they hold liens. 11 U.S.C. §§ 109(g), 362(d) and (e).

I also see some short,basic, non-HTML adds in the "Real Estate Wanted" sectionI was wondering if anyone gets away with putting their fancy HTML ads in any of the other sections (real estate for sale, FSBO, real estate wanted, etc)I was thinking I'd put smaller ads in the other sections with my cell phone #, and my HTML squeeze page links in the services section to comply with the T&C but I'll do whatever I can get away with.Some people are spamming 3 different versions of the same ad on the same day so they seem to be getting away with it.Thanks!

The addendum itself is a joke and poorly written so you'll need to really read it well and change what you feel you cannot comply with.You need a disclosure stating you are reselling immediately for profit (are you doing a back to back or rehabbing?)
