Finding motivated sellers is half the battle.

We would like to stay in the N.E. market, but it has been a battle acquiring a second one.

The higher dollar market still delivers these returns, but you'll fight a tough battle scouring for deals under that price point.

I do recall people in Vegas were the banks were doing big time drop bids.. they would do a strategic default then have a schill show up and buy the home  then buy it back from them.. and there is another her in Oregon that I don't wish to make public.And I bought a property last year were the bank had fouled up the foreclosure in WA and then just sent the owner the deed.. he had not paid a payment in 7 years.. 

The unit has been cleaned, but we can still smell the cat, and we feel the effects of the cat dander/urine. 

If they don't, you really have a battle ahead.

There are some deserving people who have turned their life around and need a break, as they are facing an uphill battle with their past.  

I suggest small operators as here on BP not be the testing field for questionable tactics unless you can afford the battle and the consequences.

This is the I believe what John was trying to convey to you and you probably have not thought through the what if's for the seller.From What Wayne Brooks has mentioned a Sub too default in Florida can be a feloney and I think all states should have that law.. there is far to many newbie rookies etc that get into this and totally foul up the poor seller.. this is not only about you the investor trying to leverage into a deal its about a seller being able to sleep at night knowing who they deeded their home too has the credit capacity and character to follow through...

Good luck on this one, you may be fighting a losing battle, since the new tenant can't get gas, and that's ultimately your issue.
