Mike Quarles would be the only one I would pay to learn from.. and to network with I think Jerryl has some good advanced strategies.. as for the local real estate investor/mentor.. to those folks only care about one thing. and that is can you bring them a deal that they can make money at.. end of that story.. bottom line they have nothing invested in you other than accepting you e mails and putting them on your buyers list..

@Jonathan Paz , which part of florida your investment are, yes, I like the woyming as holding company strategy too, anderson make me feel like I am small pototos , If I don't buy new product they dont even bother to return my call, altho at end i did talk to some very nice people but was too late, my frustration told me to end my relationship with them.

It worked out well once I had the systems in place.I also recommend either a text/Email each day to get a daily scope and then a progress report at end of day.

You might be shocked and find out that you raised rents to market and ended up not needing to do any rehab.Like others have mentioned, update what needs to be fixed on the outside, fix up your unit, and then rehab the other units as they become vacant.We generally have a long term view and have a tendency to slightly over rehab.

I did not agree with his terms because he was very greedy and wanted like (prime plus 3) 8% rate huge down payment of 40% and a 10 year balloon (huge payment at end) with ability to call note at anytime in between.
