In my senior seminar class, one of our assignments is to identify a mentor to meet with in person or virtually 4 times this semester in an industry we are interested in pursuing upon graduation.I would love to connect with a bigger pockets member that has experience in personal real estate investing for themselves or who has work experience in a specific field that has allowed other people to achieve financial independence through real estate investing.

But I would say having a team help you navigate your first handful of deals is critical. 

I will agree that the terms/leverage may not be favorable with a lower score, but with experience you may be able to achieve 75-80% LTC with a low FICO. 

However, I have been paying very little tax mainly because of the PAL.I guess I'm not sure "how" you are trying to achieve your goals.
