I am in the learning and watching mode right now and looking to invest using a self directed 401k account.

I'm a new investor just starting out, I have some training videos and books I have been reading and watching.

But I think it was a better use of time then playing video games, watching a movie or shopping with the family.  

No matter how much I read, listen, or watch I am stuck on the financing side.  

I got through every stinkin' one of them.Now, I'm watching hours upon hours of real estate course material and fully comprehending everything being explained.

Correct me if I'm missing something here because I'm not an expert.It's been interesting to watch democracy in process.

In the greater stark and summit county area that we watch regurlarly there are a significant  number of hud deals that dont need much work, priced very low that always go to owner occ before we can buy as investors.
