So I sign my lease, then I was informed that we have no mail services at our place, the landlord will not put in mailbox but we can always get a P.O.Box. we'll first I have no vehicle to even go get my mail, it's not in walking distance and there are no local busses on our area.

What cash-flow, if any, you plan to generate from this property.If you are short on cash and/or your rental projections will be tight, then the 7/1 ARM might make more sense.If you are good on cash and/or your rental projects show that you will be generating sufficient cash flow, then the 30-year fixed might be a better option.I have used both mortgage vehicles for my properties, dependent on my situation at the time.

They should have zero blemishes, if you provide dented/scratched appliances you are telling your tenant that you don’t care about the property and they should go ahead and dent/scratch your property.
