so, to recap, you need cash for: down payment + closing costs + holding costs.for a new investor, a live in flip might be a lower risk option than an outright flip. 

I have come to realize managing a bedroom is almost the same amount of work on the management side as a 10 bedroom house, so to me that is where the money is and I try not to pick low hanging fruit.

Some people ar enot so smart.But as @Nathan Gesner and others said, get rid of him anyway.

What's labeled Private Money in the market - an individual looking to build a lending shop by using personal funds - this is out there but these guys are not cheap on points or rate and they have rules and guidelines like anyone else, so really the difference between them and hard money is nothing other than appraisal perhaps.

So building ADU some what makes financial sense. 

With so much to learn and my eagerness to learn , it only makes sense to connect with others.

The only company I found so far is Lloyd, but it doesn’t seem to have a great reputation.
